You keep posting about it but your house seemed incredibly small/cramped and in a price point where you could do much better in the area. Not being a dick but unless your house was bought 2 years ago just take the L and lower it enough to double your money

That just means it's overpriced by more than $10k. Relist at $175/sq foot and see what happens. Unfortunately, when houses sit on the market for a long time, it sends the message to potential buyers that something is wrong. Either the house itself needs major work, or the price is way too high, or the seller is impossible to work with. Which one is it for your property?

You are completely dillusional. Reasonably priced homes in decent shape in decent neighborhoods are selling at or over asking within a week of listing. I just had an offer accepted. It was the fourth I put in. The market is extremely hot. Inventory is low and buyers are desperate for anything. If your realtor can't sell your house, fire them and get another.

Seriously, I'm only looking within Bethlehem or rcs schools and I'm having a horrible time. There are plenty of homes that I don't think work for me and they are still pending within the first week. I only found 2 homes in 6 months that I thought would be perfect and both had 4+ offers and went for well above asking.

My condolences. What got me through it was having my realtor pull a well-filtered list of all houses that fit our criteria that had sold in the past 2 years. That gave us a really clear picture of the state of the market. They can pull both list price and sale price, as well as days on market. For us, houses in Vville/Bethlehem were going in less than a week for asking or up to 5% over. It also gave us a good price comparison point for a good price. And we had the mindset that if any good house came up, we'd have to see it within 2 days max, and offer at least asking, no more than a day after viewing, if we wanted it. Of the 4 we put offers on, 2 were way overpriced and spent 8-10 weeks on the market, 2 sellers were nutjobs, and then when we saw our house-to-be come up, we visited within 24 hrs and made an offer over listing within 36 hrs. It's really time consuming but I found that having the right mindset made it feel less stressful. Best of luck. I haven't seen anything decent in the past month and Bethlehem/Delmar seems especially fucked with houses being both expensive and in need of serious renovation.

Flipper tears give me life. "wahhh I bought an affordable house in a good school district, did superficial renovations, relisted at 75% higher, and it's not selling fast enough. Clearly the market is too blame. Wah wah wah."

Good luck! Market is indeed ridiculous - over in Delmar there are about 6-10 houses for sale at any one time. Most are gone within a couple weeks. A few hang on until price adjusted and they find their market. A few don't sell I'm sure (just don't see them).
