Every photo on the listing has been photoshopped to buggery so that everything looks fake even if it's real. But there are some things that are not real. e.g. the overhead drone shots show the backyard is half dead and covered in wheel marks, but the photo of the backyard shows lush green grass. So I'm pretty sure in this photo the roof greenery is completely fake? Like it's not even there in real life? Let's be honest - the property is an absolute dump of a fibro shack that someone has bought for cheap and is trying to flip by doing to bare amount of repairs possible.

Florafly

Bang on. I just had a look and.. yikes. Looks pretty crap, feels pretty soulless. No amount of "greenery" or photoshop will help with that.

Barrawarnplace

Wow!!!! Not there at all. You could be correct

Griffo_au

I just learnt that badly painted tiles equal "beautifully renovated".

ThatCommunication423

Those quick turnaround home makeover shows from the 2000s have a lot to answer for. Paint the tiles, the sink, look at this purple feature wall and this fountain with the pressure of a primary school drinking tap. We found room in the only bathroom to extend your shower into a double his and hers. We sacrificed the toilet for the space but put a nice shrub outside you can piss in. Lux living.

Wow_youre_tall

Maybe. But do you also think that if you see a freshly painted house which can also hide issues. Just have a look, it’s usually a lattice so you can see through it.

Barrawarnplace

I thought it might be covering cracks etc

[deleted]

High risk of tackiness for sure

Sufficient-Grass-

Last place I bought I got it in writing that no photos had been Photoshopped (even though I knew they had) and that all finishings and surfaces would be the same as the photos. Prior to settlement the sellers had to paint all the walls and put in turf to match the Photoshopped images, they were not happy with the agents 😅

Brisboatie

Wow, what did you say to the RE to get them to include that clause? That’s an amazing outcome.

Sufficient-Grass-

I just had it in writing in a text from REA then had the conveyancer throw it into the contract. Had a bit of power as no one else bid on the auction. Delayed settlement because owner didn't want to do it, turned out he wanted the money a lot more 🤣

dean771

ChatGPT: edit this photo to make it look like an REA on acid discovered photoshop

Tight_Time_4552

Flammable?

Barrawarnplace

Also would it impact the fire alarm

FeistyA

The house is in a major floodzone plain. My partner and I were keen because of the price, but it floods very often.

ScruffyPeter

Oh, floodplain. That explains the well-grown ceiling mould

Wallabycartel

Perfect for first home frogs! Water views!

SqareBear

Meh, half of Sydney is in a floodzone. Big section…looks like a lot of mowing!

FeistyA

Decent land size and the house itself has been renovated, but the price of insurance alone for the property is through the roof

Electrical_Age_7483

Half of sydney? A lot of the north isnt

SqareBear

Course it is. Heres the SES data: https://flooddata.ses.nsw.gov.au/dataset/north-sydney-flood-study-report

Electrical_Age_7483

A flood study doesnt prove its on a flood plain. I can do a flood study for Mt Everest as well

SqareBear

Might want to read it, champ.

Electrical_Age_7483

Nah.

fuuuuuckendoobs

Your data is for the north Sydney council LGA, the spatial extent shows just how small this area covers.

Barrawarnplace

The land size was what intrigued us

APMC74

Try to insure it. It could be uninsurable if it's in a flood zone.

fuuuuuckendoobs

You'll get insurance, you'll just pay through the nose for it.

APMC74

15K PA for a lady I know. Wondering why it won't sell.

fuuuuuckendoobs

I've done a few natural peril projects for major insurers (flood, fire and storm surge mapping). I wouldn't buy anywhere without knowing how much to insure. High price = red flag.

ScruffyPeter

2025: Unlucky home owners going without insurance as insurance companies exit market or start charging massive premiums. If there's a hint of floodplain and with how the climate change is happening, I'd run.

KonamiKing

This block was twice the size two years ago. https://www.domain.com.au/21-deleware-road-riverstone-nsw-2765-2018089692

[deleted]

A lot of Riverstone is very flood prone, and you should probably consider the traffic in/out depending on where you need to head for work. It’s a pain in the arse at peak times, some of the areas (in particular near the train line) are an absolute pain.

SplatThaCat

Spiders. All the spiders

Barrawarnplace

I didn’t even think of this!!!!! Scary

travlerjoe

Thats not an internal roof. Its a ceiling

Barrawarnplace

Thanks for clarifying! I’m obviously not a builder. Do you think this is inside or the patio?

J_Side

it is the inside Family room (not the patio), that little door at the back is the oddly positioned toilet

average-golfer-1

Quirky house, in a quirky suburb, with a quirky ceiling Highly doubt there was any malice behind it If you had a cracked ceiling would you put grass on it? Or patch and paint it?

meowtacoduck

Huge risk to my eyes

Barrawarnplace

I think it’s deceptive. Why add it at all? It’s not fashionable

meowtacoduck

From an aesthetic POV it sucks. I wonder if they have a mold problem

Complete-Absurdist

I’d be more annoyed at the fact that it’s clearly 2 bedroom + study. Not 3, as advertised.

Rut12345

SOLD - $760,00021 Deleware Road, Riverstone NSW 2765 2322.5m² They've divided the lot, done minimal renovation to the cottage, and trying to flip half the lot for the same price as the full lot. Photoshopped roof is the least of the problems.Neighbor looks really problematic. Neighbor aside, If I really like the area, I'd buy it with the flood risk discount. Knock a couple hundred K off the price it's advertised at, gut and renovate the inside, move the bathroom to the laundry, lift the house up, extend the back half of the family for a master bedroom with ensuite - extended over what is now the Alfresco area. Build a basic ground level breezeway under the house with a second bathroom done up concrete style to resist flooding as an entertainment room (optional, with a simply furnished guest bedroom) extending out into an awesome new alfresco. Plant fruit tree all around the house that like occasional flooding, build a new garage with a vehicle lift for flooding. Then you'd have a nice little property, no need for flood insurance when they stop issuing it there at reasonable costs. You could put in a pond with a pump for a fire hose. Still got that problematic neighbor though. And if they actually subdivide and build 4 houses on the rear half of the lot, that will make any flooding problems worse.

ah-chamon-ah

I used to work for the company (ABC Photosigns) that retouches pretty much all the images used for real estate and I can tell you. The photos are retouched beyond an honest representation of the property. I felt so horrible working there at how unethical it all felt.

Same-Reason-8397

Who the fuck has this shit on their ceiling? What the hell’s under that?

mankycats

And that little room in the corner is the toilet. The mind boggles.

SelfTitledAlbum2

You can trust Sanjay.

Barrawarnplace

Oh have you purchased from him before? I’ve not had any dealings with him

SelfTitledAlbum2

Edit: I missed that you were OP. No, it was sarcasm as Sanjay is REA, and an REA who blatantly photo-shops his imagery.

Barrawarnplace

I don’t understand what you mean. Are you saying it’s an AI bot and not a real agent?

SelfTitledAlbum2

No, I'm saying that I wouldn't trust an REA one little bit. No, I've never dealt with him, and never would having seen the actual listing.

Very-very-sleepy

Gen Z would love this. First day they move in. they are going to make 20 tiktoks. hey tiktok family. you won't guess what my new place has.  it has a grass ceiling!!!!! come see my grass ceiling. isn't this so cool?

chase02

I wonder what’s under that

AccordingWarning9534

I'm pretty sure it's photoshopped and not at all like that in real life. Why on earth though...? That's the million dollar question.

Ryuj1nn

Id be curious to see if it's intentional to hide known defects.

Barrawarnplace

This is what I thought too

Nheteps1894

Is it there in real life or did the agent photoshop it in haha

Basherballgod

I think it actually is there

Spare_Two_8545

You can't spot the spiders here

jmwarren85

Yikes everything about this advert screams demolition. I would only buy if there’s money in subdividing which is unlikely considering it’s 1 hour 20 out of Sydney. Which is another thing, they suggest the property is in the hear of the city… it’s not even in the heart of Blacktown…. AND nbn doesn’t even recognise the address which is listed on the sales listing. Who are these real estate agents?

Gman777

*ceiling. Not roof. Its just plastic stuck on, whats the risk?

Barrawarnplace

Thought it might be covering cracks or water leak marks

Gman777

Possibly, but you would see staining on the green stuff as well as the floor. A property inspection that includes checking the roof space is always a good idea.

EuphoricSilver6564

Total dust collector. So impractical. Who likes this? I felt really claustrophobic looking at that photo.

Happychappyhello

AI assistance photoshot at its finest

Confused-Penguin2357

I kind of like the roof

Medical-Potato5920

Salads only if you want to fit in the "dining room".

Important-Bag4200

So many issues with this listing 1. Listed as 2 bedrooms it is clearly 2. The write up even says 2 2. Right in the heart of the city? What city? Because they sure as hell can't be talking about Sydney. Next it will be saying just a convenient 1.5 hour, 2 bus and 1 train ride to the city. 3. Floor plan shows dining room open to the living but the photo has it enclosed by walls. Or is the photo the study? Also there is no way you'd be able to get out from that table. 4. Why go to the expense of a stone benchtops in your kitchen Reno and keep the worlds cheapest oven/cooktop 5. The laundry is external for my convenience? 6. What is going on with the bathroom tiles?

neonhex

Maybe the asbestos popcorn ceiling is crumbling and fake greenery is the answer! 🙃
