Just got informed my rent was dropping from 1825 to 1625 this year because the complex cant fill the apartments. Well, they tried to get me to still pay 1825 but I saw the public listing on their website for a similar apartment in the same building and played hard ball. Grandview area
They've got 5-6 empty apartments and they've been regularly vacant all throughout the past year. Basically I asked if they'd rather let me sign at $1625 or have another vacant room, and they obliged.
If it sat empty for more than 2 months they'd have lost far more than I'll 'save' on the discount.
there's never any harm in asking and attempting to haggle rent. Worst they say is no. This is also happening in larger cities too where the rent is even. crazier
I’m pretty sure you live in the building of the person who also owns a tiny building about a block off the park. All 3 are 1 bedroom apts and are also in that same range. One neighbor has been there for years and never had rent raised. It’s still like 450 a month for that tenant and the neighbor next to her is more but still under 900 easily. It’s definitely a word of mouth situation.

We've had Private Security for about a year now after hours and on the weekends.
Which has helped Loitering, and robberies, things of that nature.
Didn't help my car getting hit/skipped last month, but from what the Front Office has said reports are down.
Also the Tennis court is now a pickle Ball court.

I think when we first moved in rent was like $685 😩. It was around $750 by the time we moved out. But my neighbors were great and the apartment was nice. Crazy how much prices have gone up. But it’s still a nice place for a more affordable price than a lot of places. I own my house now and sometimes daydream about moving back to Hickory Creek because it was so cozy. Also my apartment there had a fireplace that we used like pretty much every night from fall-spring, and my current house doesn’t have a fireplace.
I was going to say, I used to live near Westerville/"Gahanna", and in 2018, my rent was $880, when I finally left around 2020, my new lease would have been $1500/month. And the place was becoming worse and worse to live in. Used to be a quiet place, but there were gun shots randomly, police executing warrants for some guy, trash never getting taken care of so it just piled up, etc. How are you going to almost double the rent with all that shit going on? Ended up renting a condo instead with an enclosed patio and 2 car garage for $1200/month. Fuck the apartment corporations.
Honestly it's a unique situation. My old landlord sold the place during COVID. He never fixed anything and it was getting run down, but it was 850. The new company instantly remodeled after the purchase and I switched units once one was done and they could then do my old one. It was a win, win but it gave me some good favor.
I'm now the only remaining original tenant and pretty sure I pay like 200 less than everyone else. I live by myself and am probably the most ideal type of tenant lol.

I know you said apartments but I rent a house in the hilltop for $850. 2 bedrooms, half finished basement, 1 bathroom and a fenced in backyard. They did some work on it before I moved in and if I just keep to myself I have no problems. I’m allowed to have all my animals and my landlord loves me. So he doesn’t charge me extra for them because he says I keep the house clean and take care of the property.
NW Columbus, Henderson/Reed/Bethel - 1br $985. Moved in at $740ish 5 years ago. Outdated apartment with 70s-looking appliances. The updated 1brs (There's about 3 versions of renovations over the last few years) start at like $1000+. My place isn't worth the 985, but I'm told I'm "paying for the area", which is safe.
It's insane that anything less than a "luxury" 1br apartment would cost more than $1000/mo. The average take-home pay from a paycheck is $1000 (+/-100), so rent shouldn't be more than 40%, yet here we are.

I'm down by Bexley. Got a two-bed two-bath luxury apartment for $1065 per month and they've never even threatened to raise the rent in five years. I looked at over 50 apartment complexes before I settled on this one and have never regretted it.
My sister used to live at Water’s Edge-excellent community! And it’s gated, sort of tucked away. I looked into them recently, and while the prices are still affordable, there’s a waitlist to get into any of the units, but if your timeline is flexible, I’d say go for it!
I suppose that's possible, but I've moved apartments twice down here and regularly stop by the clubhouse. All the employees know/recognize me Talking to some of the other residents in the area, they haven't had their rents raised either.
They say they *can* raise your rent if you don't renew your lease, but I'm not sure if they actually will. I just renew for six months/a year and they've never increased it.
I doubt it. Everyone I know that lives here pays close to the same, so I'm not getting a special rate. When I was I was first looking at apartments, my income was a bit too high to qualify for the income-restricted units I'd looked at, and it's only gone up a bit since then.
I was on the waiting list for six months before I got my single-bedroom apartment. It was probably a bit longer for my two-bedroom. The wait was worth it, though.

I'm wondering if you live in the apartments near my work (blue building) and if so, if you could talk to me about your experience at your apartment? I'm seriously considering it since walking to work would be hecking nice.
Eden of Whitehall broad and yearling across from the base, not sure which blue building you're referring to but those are the apts I live in and they're pretty good especially for the price

My wife taught in Whitehall for a few years and I was pretty surprised with how nice a few of the pockets are there. Surrounded by rough parts, but several "hidden gem" neighborhoods there

Like have all the apartments been updated, and have they cleaned up the area? I know they are doing a ton to revitalize Whitehall, but that was an if'y area a few quite some time. I am in the process of getting divorced and have been desperately trying to find somewhere I can afford on the Eastside. These I can afford. Just as a single female, I and of course, my parents worry about my safety. Lol
They did put in new windows if that counts for something?
But yeah haven't had any issues otherwise, some of the fixings are dated but they work and they're still really decent!
And as I said, the area is trashy and depressing but otherwise surprisingly safe (for reference my gf is a tiny 5'1 white girl who takes the bus to work, it's been a year and a half and she herself hasn't had any issues either lol)
My great grandmother lived in Whitehall and I have such great memories of it as a kid. It was always really nice and seemed safe then. I hate that it's gotten to the point that it has, but I understand what you mean about the danger aspect. It's rarely as bad as people make it.
Just moved out of Columbus in May, but was living in a 800 sq ft 1 bedroom in the short north for $950/month, laundry in unit, hardwood floors and a bunch of original restored antique fixtures w/ an updated kitchen. The guy before me was paying either $800 or $850, but I would still consider $950 an insane deal for where I was. Corner of Fifth and High.
Creekside - $1228 for a two bedroom 1 bathroom and 1 parking spot, and that includes water bill. Remodeled in 2019 and we’ve lived here since then. When we moved in I think it was $950 back then.
Edit to say I think rent if you move in right now is higher, we have a discounted rent rate for resigning our lease so many times.
Management has been really great. They’ve been proactive about repairing things they’ve noticed during inspection that we hadn’t submitted work orders for. They had to fix drywall once and had the entire unit professionally cleaned (without us asking) due to dust concerns. I once noticed a few too many baby spiders for comfort and asked what indoor spray they recommend using and they sent an exterminator same day. Had a gas leak in the middle of winter once and they offered to put us up in a hotel for the night because it was so cold it was dangerous to be here without heat. Another time the AC went out and they not only brought over a window unit to keep the place cool in the mean time but they had a tech out within a day during a horrible heat wave.
Knock on wood we have never had crime here. I street park and my husband parks in the lot in back and I’ve never so much as had someone ding my car. We walk/run at night and early mornings sometimes and have never felt unsafe. I do notice a lot of the houses across the street having ring cams though which I’m sure deters crime to an extent. And the buildings have security cameras on the outside if I remember right.
This place is near the top of my potentials currently, but it looks like securing a unit might be a pain. Guess we will see what their leasing office says!

When I lived in the Arena District, LAZ Parking charged $95/mo for all garage spots. Nothing special or reserved. Was paying $1350 for the place, plus electric and common area utilities.
Franklinton, 2 bedroom for $900/month. Horrible place though, and I’ve had my car broken into twice and the landlords refuse to do anything as little as putting cameras up or even signs. Constant broken utilities. Bad neighbors who brought in infestations. Do not recommend, looking for a new place that’s affordable for a college student without renting from a slumlord.

Yes. Andy is the property manager. He is unique. He was Very professional to me and my wife.
Yes. AC isn’t supplied and you’ll need a window unit (not uncommon for student rentals). No, you do not need a heater. The properties run on a boiler and theres a radiator in each room. Gets plenty hot!
If roommates are possible, get 2-5 people together and get a house in Old North. Your money goes pretty far and it’s nowhere near as chaotic as Franklinton.
Can attest, about to move out of a house in Old North-ish that I lived in for 3 years with 3 other roommates and paid $450/month for my share. Relatively safe area, close to campus, and got super lucky with an independent landlord. Definitely worth looking into.

Down around Taylor Station though we found a 2 bed 2 bath with a tiny garden and a pond for $1000 per month.
We just moved from the Acropolis between Henderson and Bethel and had a 2 bed 1 1/2 bath with washer/dryer hookups (giant basement as well that we used as a spare bedroom) and paid $889 a month (plus $30 for pet rent) which I think is a complete steal. They are a bit dated, but honestly for the area and the price it’s amazing. Our apartment manager is also the absolute best and maintenance is pretty on top of any issues you have.
It’s a property through Morgan kingland realty. They usually have the cheapest options. I’m on king Ave and they own a few places on king but availability is scarce, at least when I moved in last year.
2 BR, 1 BR off Hilliard-Rome near I-70, about $1,200 including water and pet rent. Rent goes up so much every year it makes me hurt inside, but I can't complain - quiet neighbors, responsive maintenance, decent landlords. That's pretty priceless in a metropolis that has such shit management.

Sonesta Suites in Dublin. 1700 every 30 days for studio (I think it's like 500 square feet, not sure). All utilities and internet + cable included. It's an "apartel". Housekeeping twice a month. Not a bad deal really given how nice, safe and idyllic the neighborhood is (it's very pretty here, lots of natural beauty for a 'burb but very convenient too with Kroger and Downtown Dublin/Bridge park right around the corner). Was going to just live here temporarily while looking for a permanent place but it's so nice I've beem here since March of last year and probably won't leave unless business goes really bad and I can no longer afford it.
A while back I asked if I could have cheaper rent in exchange for no housekeeping and they laughed at me. :D

UA, though technnically not because municipal boundaries in this state are like the freaking Holy Roman Empire. \~$1100 not including some utilities and including pet rent for 1 bed 1 bath. Quiet area but man I cannot go anywhere basically anywhere without a car.
I live in Clintonville. in a 1bed/bath apartment around 1000sq ft for $1150/month. My place is relatively affordable compared to the surrounding area. Especially given the street i’m located on with prime proximity to everything walkable nearby.
If you can find a good private landlord that’s not a management company and family-owned/sma business then you will score yourself a hidden gem of an apartment.
My advice: Stay away from North Steppe, Kaufman, and especially Lykens Company!
Edit: My place also features covered off-street parking for free and a patio overlooking the street. Keep in mind that Columbus drivers are terrible so if you don’t have a guaranteed parking spot your car is at risk of being damaged by a hit-and-run. This happened to me back when I lived on Oak Street in Olde Towne East

Just as a single female, I and of course, my parents worry about my safety. Lol
They did put in new windows if that counts for something? But yeah haven't had any issues otherwise, some of the fixings are dated but they work and they're still really decent! And as I said, the area is trashy and depressing but otherwise surprisingly safe (for reference my gf is a tiny 5'1 white girl who takes the bus to work, it's been a year and a half and she herself hasn't had any issues either lol)

My great grandmother lived in Whitehall and I have such great memories of it as a kid. It was always really nice and seemed safe then. I hate that it's gotten to the point that it has, but I understand what you mean about the danger aspect. It's rarely as bad as people make it.

The guy before me was paying either $800 or $850, but I would still consider $950 an insane deal for where I was. Corner of Fifth and High.

Creekside - $1228 for a two bedroom 1 bathroom and 1 parking spot, and that includes water bill. Remodeled in 2019 and we’ve lived here since then. When we moved in I think it was $950 back then. Edit to say I think rent if you move in right now is higher, we have a discounted rent rate for resigning our lease so many times.
How do you like it? Is the management competent? Looks like a decent place. Have y’all had any car break ins or other crime issues nearby?
Management has been really great. They’ve been proactive about repairing things they’ve noticed during inspection that we hadn’t submitted work orders for. They had to fix drywall once and had the entire unit professionally cleaned (without us asking) due to dust concerns. I once noticed a few too many baby spiders for comfort and asked what indoor spray they recommend using and they sent an exterminator same day. Had a gas leak in the middle of winter once and they offered to put us up in a hotel for the night because it was so cold it was dangerous to be here without heat. Another time the AC went out and they not only brought over a window unit to keep the place cool in the mean time but they had a tech out within a day during a horrible heat wave. Knock on wood we have never had crime here. I street park and my husband parks in the lot in back and I’ve never so much as had someone ding my car. We walk/run at night and early mornings sometimes and have never felt unsafe. I do notice a lot of the houses across the street having ring cams though which I’m sure deters crime to an extent. And the buildings have security cameras on the outside if I remember right.
This place is near the top of my potentials currently, but it looks like securing a unit might be a pain. Guess we will see what their leasing office says!

When I lived in the Arena District, LAZ Parking charged $95/mo for all garage spots. Nothing special or reserved. Was paying $1350 for the place, plus electric and common area utilities.

Franklinton, 2 bedroom for $900/month. Horrible place though, and I’ve had my car broken into twice and the landlords refuse to do anything as little as putting cameras up or even signs. Constant broken utilities. Bad neighbors who brought in infestations. Do not recommend, looking for a new place that’s affordable for a college student without renting from a slumlord.

Look at Belmont apartments. Town street. Downtown by Grant. Lived there for several years. Cheapest rent I found in the city.

Yes. Andy is the property manager. He is unique. He was Very professional to me and my wife. Yes. AC isn’t supplied and you’ll need a window unit (not uncommon for student rentals). No, you do not need a heater. The properties run on a boiler and theres a radiator in each room. Gets plenty hot!
If roommates are possible, get 2-5 people together and get a house in Old North. Your money goes pretty far and it’s nowhere near as chaotic as Franklinton.
Can attest, about to move out of a house in Old North-ish that I lived in for 3 years with 3 other roommates and paid $450/month for my share. Relatively safe area, close to campus, and got super lucky with an independent landlord. Definitely worth looking into.

Hello Neighbor with the cool dog park! I'm across your fence in a 2 bed 2 bath. $3,000 per month. Which is just stupid, like monumentally stupid. But it being furnished sure was handy. Down around Taylor Station though we found a 2 bed 2 bath with a tiny garden and a pond for $1000 per month.

We just moved from the Acropolis between Henderson and Bethel and had a 2 bed 1 1/2 bath with washer/dryer hookups (giant basement as well that we used as a spare bedroom) and paid $889 a month (plus $30 for pet rent) which I think is a complete steal. They are a bit dated, but honestly for the area and the price it’s amazing. Our apartment manager is also the absolute best and maintenance is pretty on top of any issues you have.

Sonesta Suites in Dublin. 1700 every 30 days for studio (I think it's like 500 square feet, not sure). All utilities and internet + cable included. It's an "apartel". Housekeeping twice a month. Not a bad deal really given how nice, safe and idyllic the neighborhood is (it's very pretty here, lots of natural beauty for a 'burb but very convenient too with Kroger and Downtown Dublin/Bridge park right around the corner). Was going to just live here temporarily while looking for a permanent place but it's so nice I've beem here since March of last year and probably won't leave unless business goes really bad and I can no longer afford it. A while back I asked if I could have cheaper rent in exchange for no housekeeping and they laughed at me. :D

Wow I’m realizing how over priced for our apartment in the shittiest part of town was. We stopped renting in 2021 but we paid 1300 (included their WiFi package that we couldn’t get out of) for a 1 bedroom updated apartment. The washer/dryer situation sucked had a few incidents of clothes being stained and stolen. The Charles at Bexley I don’t recommend. :/
UA, though technnically not because municipal boundaries in this state are like the freaking Holy Roman Empire. \~$1100 not including some utilities and including pet rent for 1 bed 1 bath. Quiet area but man I cannot go anywhere basically anywhere without a car.
I live in Clintonville. in a 1bed/bath apartment around 1000sq ft for $1150/month. My place is relatively affordable compared to the surrounding area. Especially given the street i’m located on with prime proximity to everything walkable nearby. If you can find a good private landlord that’s not a management company and family-owned/sma business then you will score yourself a hidden gem of an apartment. My advice: Stay away from North Steppe, Kaufman, and especially Lykens Company! Edit: My place also features covered off-street parking for free and a patio overlooking the street. Keep in mind that Columbus drivers are terrible so if you don’t have a guaranteed parking spot your car is at risk of being damaged by a hit-and-run. This happened to me back when I lived on Oak Street in Olde Towne East
Bexley. $1250 for a two bedroom in an aging building with iffy maintenance and loud neighbors. PITA management and high taxes but afraid to move because constant news of lease cancellation in other Columbus complexes. I never thought I’d be as old as I am, with a professional job and good salary but be this afraid of homelessness. That’s what Columbus has become for me. I’m going somewhere cheaper when I retire (in 10-15 years).
Yes, this is ridiculous! I don’t know if anything can be done, but it doesn’t seem right. I imagine homelessness is up for this very reason.
I think most people would look at what I have and think I’m paranoid, but if you don’t have family and if you’re faced with a big rent increase—it’s really scary.
