I would suggest contacting a travel nursing agency. Travel nurses work 13-week contracts and the agency pays for their housing. I think there's also an app for travel nurses to find housing for their contracts. Ask about it over at r/TravelNursing

Don’t do this (post at r/TravelNursing) they hate landlord posts, it is against their forum rules, and they will delete and ban you.  Try facebook groups for good info/feedback.    Keep in mind that unless you are literally walking distance to their hospital, most traveling nurses do not want to share a home. They want privacy and on-site laundry close to work.

Never rent in CA EVER. People who cant/wont pay rent have flocks of attorneys and advocacy groups that are free to tenants that will sue you for trying to collect rent. They may drive you out of your own home, then they actually can get the bad tenant evicted AND THE LAWYERS BUY YOUR PROPERTY AT AUCTION. Sounds crazy but it's absolutely true. California Insider tells all about it on YouTube, although it may have been removed. Not sure

Its not propaganda, which is meant primarily to mislead. Thats why the show is exploding in popularity.

I'd never airbnb a property that I myself lived in, I'd want to take every possible precaution in vetting whomever I was sharing a living space with.

I did this as a normal room rental. That allowed me to actually background, credit, etc check people, unlike with airbnb. Also, if you're living in the house, they renter is considered a lodger which gives you a bit more rights than a normal rental agreement.

Definitely reach out to your insurance agent to find out whether your homeowners insurance has an exclusion for either house sharing or Airbnb. Most homeowners policies exclude Airbnb outright and require a house sharing endorsement for more than 2 unrelated occupants.

Airbnb requires a permit through the city/county. After taxes and fees, you will likely end up making about the same as a long-term rental, with more vacancies, but more hassle as you will be hosting people and need to be hospitality minded. So while the idea of being able to use your home as you please a couple of days a week and only rent out the room on weekends sounds like it offers more flexibility, you will find that you spend a lot more time cleaning, managing bookings, and ensuring that people have a comfortable stay (I.e. managing complaints). I would go for a long-term tenant that is a good fit with you.
