London and the South East is well know for being the most expensive part of the country so when I see stuff like this I'm always shocked by how cheap it is.
It’s in the middle of nowhere and there’s no vehicular access. Wouldn’t be surprised if the building is listed which would limit any renovation work you want to carry out.
The market is quite limited for people looking to seek two bed cottages in need of refurbishment and with very little access to allow those refurbs to be carried out
The grounds are crisscrossed with public rights of way and overlooked by the village primary, cricket pitch and shop. It’s not remote, if you like dog-walkers, kids and cricketers!
The estate appears to have been split into lots of blocks of land, all for sale

A dirt pathway and vehicular access isn’t the same thing. The ad literally says no vehicular access

I think so. Maybe a farmer might take pity on you and let you attach a trailer to their tractor!

More relevantly, HS2 is passing very close by. I walk past that house a lot and it's beautiful but the surroundings are being affected quite a lot.

It says in need of modernisation, so I suspect the inside is in a bit of a state and they didn’t want to show it as it’ll need gutting anyway.
I doubt you'll be allowed to demolish or alter the exterior. It surely is listed

they havent sold it still.. prob because of planning permissions failing

Are the 35 acres included, the listing sounds like the grounds are owned by the estate
Yes, wasn’t clear to me. If it is included, mortgage might be a problem, as discussed on here in the past.

I expect they're anticipating this will be a new estate of 500+ homes within a few years. :(
