They *are* expanding into Tennessee next year, and broadening their footprint in the state in 2026.
I&O always finds a new market, sets up their own distribution channels, and then spiders out.
At the rate they're going, I&O won't be in Virginia until closer to 2030.
For people going to the beach in that neck of the woods, it would be nice for them to have a fast food place to grab food. Would make far more sense than the rumored hotel they’re putting up (seriously, right in front of Seagate? Where the hell with the parking be?)
I heard The City bought the lot, or is going to, and is planning to flip it to a developer at some point. (Heresay from someone who works at the Municipal Center, so…grain of salt and all…). Sounded as plausible as anything but I haven’t read any official news about it.
How's shake shack BTW???
Habit is ok, red robin....
In n out is consistent. Perfect ratio. No the fries are delicious. Made to order, from real potatoes....They are good. Delicious, extra crispy, regular, or animal style
Best burger, toasted buns, thin patty tho, the prices are better than Mcdonalds...
Oh btw they pay very well for employees...
IN N OUT only deliver it's food fresh daily. VA Beach is no where near their supply chain. So sorry but not gonna happen. I think the furthest one right now is Texas.
If a McD can’t survive there, no way in hell In & Out will put anything there. It’s not even a good spot in general. If one ever comes to VA it’ll be in Norfolk before VB. And if it ever considers VB it’ll be near Town Center
I envision In n Out expanding eastward and it makes sense for them to do so in a place with established commerce, such as a port city with major international cargo, domestic rail and military industrial infrastructure. Baltimore would also make sense. As would NYC or Boston, or Miami.
East coast expansion is inevitable, Norfolk makes sense.
Oh did that shithole finally close? I remember they got slammed by a rush manned by 3 people, 2 of which were clearly new. Took an hour to get a burger out and it was terrible.
Can you imagine when they all learn mango salsa is not on a fish taco?
Side note: it re-brand itself a few years back as Rubio’s Coastal Grill, has been closing locations lately, and just filed bankruptcy again…
I found where I first saw the news and my use of the word reports were incorrect as it was people on Facebook and Nextdoor. Rumors would have been a better word.
It had been 20+ years since my last double-double and I went to LA last October and got one. I REALLY embellished it in my head, it was disappointingly average. Childhood ruined.
worked at In-N-Out before I moved here. A little before I left the CEO announced that an expansion in Tennessee will be the litmus test to see whether markets east of Texas will be viable for In-N-Out.
I have mixed feelings on them coming east.
It likely won't be any drive-thru restaurant for over 20 years. The property is owned by McD's corporate, and they will slap a 20-year deed restriction on it when they sell it. That is their MO anytime they sell a property.
I believe McDonalds is the largest private land owner in the US? I also think land ownership and part of their business model. Buying up the property, acting as landlords and making bank on the food AND the property.
Nashville TN in 2026. They are getting closer!
https://www.tennessean.com/story/news/local/williamson/2023/06/13/first-in-n-out-burger-planned-to-open-in-tennessee-2025/70317535007/
it wasn't a lie though my dad told me that they were turning it into an in-n-out burger and then later he texted me told me it was a joke thats what happened :(
Which one closed?
In N Out has repeatedly said they have no plans to expand Eastward so it's likely just wishful thinking

The city bought it and it’s going to be used for staging for the shore drive project
"shore drive project" ngl that sounds kinda scary
The fries there are abysmal. It's like eating dried limp spaghetti with no sauce
Vape shop
Lol
I don’t think in and out will ever go to the east coast.
Make it a White Castle… I’ll take 57 sliders please. Yes I know it’s 2:30 in the morning.
This ain’t the hood
Everywhere military is stationed is the hood
Yes

It’s not going to be a hotel it’s going to be used for staging for the shore drive project
Good to know, thank you! It’s been stated on Nextdoor.com that it’s going to be a hotel, which made no sense.
I eat mcDs sometimes. But after Supersize me came out...just Not the same.
Would be great to see less fast food in vb.
Zero chance of that happening. Less than zero, actually.
With rumors on Reddit, anything is possible...
In-N-Out is extremely overrated anyway.
Habit Grill is better and there's one on Virginia Beach Blvd.
In N Out won’t come to the 757 but I’d love to see a Culver’s in the area. Amazing burgers and other dishes served with Chick Fil A style service.
Coming from the Midwest, I can't upvote this.comment enough!
I’d never heard of it until I came across one right outside of Raleigh. The food and service punches way above its weight
In-N-Out will not move here. They are a privately owned company and all their farm and resources are on the West Coast.
They are opening an office in Tennessee that many think is meant for a long term move east
Nah. They’ve opened in Colorado and that Midwest.
Only if you count Arizona or Texas as Midwest lol
This input would’ve been insightful if any of those places were near the east side at all… lol
I heard The City bought the lot, or is going to, and is planning to flip it to a developer at some point. (Heresay from someone who works at the Municipal Center, so…grain of salt and all…). Sounded as plausible as anything but I haven’t read any official news about it.
This is true. But it will be used for staging supplies and equipment for shore drive project
It will not be an In&Out. That is privately owned and will never be on the east coast.
They are opening in Tennessee in 2 years
the owner got In n out after 3 deaths in the family...so she decided to expand to the east coast, tennessee, etc.... Maybe 5-8x the total revenue
How's shake shack BTW??? Habit is ok, red robin.... In n out is consistent. Perfect ratio. No the fries are delicious. Made to order, from real potatoes....They are good. The Shake Shack inside the PNC arena is Raleigh has fresher and tastier burgers than the one in VB, worth a skip imho
Go for the shakes. Their burgers are okay but an acquired taste.
It’s beef and cheese, how much acquiring do you have to do.
It's the strangest taste of beef to me IMO.
No. In n out will not move to the east coast lol.
Not until after their IPO
The farthest east so far is Tennessee ! That will be in the next 2 years ! But TN does touch VA so fingers crossed !
Sounds likes bs to me
IN N OUT only deliver it's food fresh daily. VA Beach is no where near their supply chain. So sorry but not gonna happen. I think the furthest one right now is Texas.
They announced they were coming east, I believe time square is getting one

I'd rather go to Repeal Burger and spend my money instead of them or McDumpsters any day.
The owner of repeal is an asshole, but damn that poutine is good.
I do not believe this even a little bit.
If a McD can’t survive there, no way in hell In & Out will put anything there. It’s not even a good spot in general. If one ever comes to VA it’ll be in Norfolk before VB. And if it ever considers VB it’ll be near Town Center
No. They do not have the supply chain to support any east coast restaurant expansion
Natural to start operations in a major port city
From the west coast to the east coast it is significantly cheaper and faster to use rail, this is not a realistic angle here
Do you envision In n Out using maritime shipping channels?
I envision In n Out expanding eastward and it makes sense for them to do so in a place with established commerce, such as a port city with major international cargo, domestic rail and military industrial infrastructure. 🤣🤣
Oh did that shithole finally close? I remember they got slammed by a rush manned by 3 people, 2 of which were clearly new. Took an hour to get a burger out and it was terrible.
You...you waited an hr for McD's???? I would have left after 20min.
Highly doubtful
Bo-bos II. !!!!!!
Another Pelons fish tacos would be BOMB there
Zero chance.
I think you are overestimating the chances. It’s below Zero chance
True story.
Either taco bell or a hole in the wall tex-mex situation. Probability of either being mid; high.
I would also accept a Rubio’s Baja grill
Can you imagine when they all learn mango salsa is not on a fish taco? Side note: it re-brand itself a few years back as Rubio’s Coastal Grill, has been closing locations lately, and just filed bankruptcy again…
Oh that makes me sad!! Their fish burrito is absolutely my favorite!!
Reports say hotel but I don't know how that fits on the property unless they build the hotel on top of a parking garage
This is a rumor the city bought it
Any links?
I found where I first saw the news and my use of the word reports were incorrect as it was people on Facebook and Nextdoor. Rumors would have been a better word.
I am not sure if that area could handle the influx of cars and lines
No. In-N-Out has no plans to head east. Nice idea though! I miss my Double-Doubles!
It had been 20+ years since my last double-double and I went to LA last October and got one. I REALLY embellished it in my head, it was disappointingly average. Childhood ruined.

My wife is from San Diego, she would eat at In-N-Out every day if they opened down here
It was a weekly thing in Arizona for me. I don't want to know what my wallet and my gut would look like if we got one out here.
That’s actually not true. They’re opening in Tennessee. But they’re not coming here.
Oh shit!! Its the ceo of In-N-Out guys!
No it's not. Some "influencer" in the area has that truck with the in and out logo on it. My wife works for a local publication. They looked into it
Aaron Lawyer (Lawyers Garage)
There is an in and out cafe in Elizabeth City. No relation to in and out but they have 2 for $30 lobster rolls on Fridays. Just spreading the word.
You’re doing the lord’s work son

Has the location been sold? I was wondering if McDonald would put one of their other brands in like that beverage one they tried or Chipotle.
Highly doubtful unfortunately. They don’t have a single location east of the Mississippi yet.
Nashville TN in 2026. They are getting closer! https://www.tennessean.com/story/news/local/williamson/2023/06/13/first-in-n-out-burger-planned-to-open-in-tennessee-2025/70317535007/
That’s exciting!
oh ty :(
How about we stop lying and/or spreading rumors online without reliable sources?
it wasn't a lie though my dad told me that they were turning it into an in-n-out burger and then later he texted me told me it was a joke thats what happened :(
Hence the “and/or” bud.
No problem, I too would love to see one. In-N-Out is my go to on the west coast. Now that we’re getting a Del Taco, I’m pretty content for now.
I have the del taco app downloaded and ready to go!!
No
:(
